Terms of service.

1. Acceptance

By using linninglawnservice.com (the "site") operated by Linning Lawn Service ("we", "us", "our"), or by requesting a quote or scheduling service with us, you agree to these terms. If you do not agree, do not use the site or request services.

2. Services

We provide residential and light-commercial lawn care, landscaping, and tree work in Sterling Heights, Michigan and the surrounding service area listed on the site. The full list of services, with descriptions, is at /services.html. Services we do not offer (for example: large tree removal above 30 feet, full landscape design, irrigation installation, snow removal) are out of scope for these terms.

3. Quotes and pricing

All work is quoted in writing before scheduling. Quotes are valid for 30 calendar days from the date on the quote. A quote is an estimate based on the information you provide (lot size, condition, scope). If conditions on site differ materially from what you described, we will discuss a revised quote before proceeding. Verbal quotes are not binding — only written quotes are.

4. Scheduling and cancellation

Once you confirm a quote, we schedule the work on the next available day that fits both your preferences and our crew schedule. You may reschedule without penalty with at least 24 hours' notice. Cancellations with less than 24 hours' notice may incur a trip fee to cover crew time and fuel.

5. Payment terms

Payment is due on completion of the work unless otherwise stated on your quote. We accept cash, check, and major credit cards. Invoices not paid within 15 days of completion may accrue a late fee of 1.5% per month (18% APR).

6. Customer responsibilities

To prepare for service, you agree to:

• Ensure clear access to the work area (gates unlocked, pets contained, vehicles moved off the lawn).
• Mark any underground utilities, sprinkler lines, or invisible fences before we arrive. We are not responsible for damage to unmarked utilities.
• Provide a working water spigot within 50 feet of the work area if your service requires water.
• Tell us about any hazardous conditions (steep slopes, soft ground, dead trees near structures) before quoting.

7. Warranty and re-work

If our work does not meet the scope on the written quote, we will return and re-do it at no charge within 7 days of completion. This is our sole warranty. We do not warrant the result of work against conditions outside our control (drought, disease, pet damage, weather, customer misuse).

8. Limitation of liability

To the maximum extent permitted by Michigan law, our total liability for any claim arising out of our work is limited to the amount you paid us for the work in question. We are not liable for indirect, incidental, or consequential damages, including lost profits or property damage not caused by our negligence.

9. Indemnification

You agree to indemnify and hold us harmless from any third-party claim arising out of your breach of these terms, your misrepresentation of site conditions, or your failure to mark underground utilities.

10. Insurance

We carry general liability insurance and workers' compensation coverage for our crew. Certificates of insurance are available on request before work begins.

11. Governing law

These terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these terms or our services shall be brought in the state courts of Macomb County, Michigan, or the U.S. District Court for the Eastern District of Michigan, and you consent to the exclusive jurisdiction of those courts.

12. Changes to these terms

We may update these terms from time to time. The "last updated" date at the top will change. Material changes will be announced on the site home page. Continued use of the site or continued engagement of our services after a change constitutes acceptance of the revised terms.

13. Contact

Questions about these terms can be sent to customers@linninglawnservice.com or by phone at (248) 390-4067.
